Booking Terms

Please read carefully. If you make a booking you are agreeing to these Terms and Conditions.

General Terms, Conditions & Information.

A provisional booking will be held for a maximum of three days, until the deposit received.

No smoking is permitted in the property.

You are welcome to arrive at the Cottage from 4pm. We ask you to depart by 10 am. The Cottage has mostly flexible booking days.

A travel cot is provided in both properties, but please bring your own linen for this if you require the use of it.

All necessary household sundries are provided, Bed Linen and Bath Towels, rolls of loo paper per toilet, washing-up liquid,cleaning & dishwasher tablets, kitchen roll, tea towels and bath mats.

Please tell me if there are any damages or breakages. I understand that these things can happen, and will do my best to sort any problems out with minimal cost to you.

In the event that urgent repairs or maintenance are required in the property during your stay, we reserve the right to enter and allow any necessary trades person to enter the property to assess and repair as necessary.

Wi-Fi Broadband access is available free of charge. However we cannot be held responsible for any failure of the service which is outwith our control, nor can we provide technical support to get your computer connected to it. Instructions are provided for connecting standard Windows PC's to the service.

Your cottage will be thoroughly cleaned before you arrive, so part of your agreement is to leave it as clean and tidy as possible. This is always very much appreciated.

The landlord bears no responsibility for: i) accident or injury to persons using the cottages, nor to their property; ii) illness or injury arising from any cause whatsoever.

We recommend that all visitors to either property take out holiday insurance to cover themselves in the event of illness or accidents etc.

We accept payment by cheque, bank transfer or PayPal. Note that a PayPal account is not required if using Paypal - payments can also be made using a credit or debit card. Please make all cheques payable to Mrs M A J Cameron, and post to Mrs Jane Cameron, Dimpleknowe, Lilliesleaf, Melrose, TD6 9JU. Full payment details on the online booking.

A £100 non-returnable deposit per week booked is payable at time of booking. The balance should be paid 4 weeks before your holiday begins. We DO NOT send out reminders for this and if the balance is not received on time we will assume you are cancelling your booking and we reserve the right to re-let the property.

In the case of a cancellation after the balance has been paid, I will refund the balance only if I can re-let the property for the period of your booking. If I am unable to let the property, the balance will be non returnable.

Dimpleknowe Cottage Terms and Conditions.

Electricity IS NOT included in the price, but meter readings are recorded on arrival and on departure, so that you only pay for what you use. Generous starter pack of logs and coal supplied. Logs can be supplied for use in the open fire at an extra cost.

1 or 2 well behaved dogs are welcome in Dimpleknowe Cottage. Dogs are charged at the additional rate of £25 per dog per week. Please not in bedrooms and bathrooms and avoid on the furniture.

Good Housekeeping - Please Note!

On departure, you are requested to leave the accommodation in a clean and tidy condition. Bed linen and towels removed off the beds . This includes washing up, placing rubbish in bin liners and putting in outside bins, ensuring oven , and barbecue are clean and free from grease. This is always greatly appreciated.
